    You may also suggest that this "fee" be part of the deposit for the owner to use. I am sure you paid a deposit. The owner could use that money to pay these charges until things are sorted out. The owner should have done the background check already. They could pay the HOA fee. The owner will be the one responsible for filing the suit.

    If the HOA doesn't have any referrals for you, try your bank for the credit check references (not to mention other things you might consider since these folks are from overseas) and the police for the background check. Our HOA requires both of those checks, but we do it for them. Check with the HOA and see if they have a service that they use.

    03/08/2022 10:37 AM. It should be noted that a HOA is not one you provide social security number to. It is not required. So the type of background check would have to be on the criminal side. A financial one would be out of bounds. My old apartment had us fill out a criminal check form.

    05/16/2017 4:20 AM. The HOA in my opinion has no need to do a background check other than maybe criminal. Otherwise they are not privy to your financial history. They do NOT own the property and are NOT selling it to you. Typically, HOA's can't pull your credit report.

    The HOA is NOT to have social security numbers of any of it's members. So there would be no financial background check. A criminal one just involves going to your local courthouse to verify you have no record in THAT county/city. Does not mean you have not been arrested elsewhere. Do not see the need for a background check if already been elected.
