South Cypress needs major facilities and hospitals, too. Regardless, traffic is ridiculous in every city I've lived in or traveled to. It's not unique to Cypress. Loved the botox comment. You might have a point there! One thing I wondered about is the age of south vs north Cypress. South Cypress is newer and seems like a younger demographic.
Of those, Sugar Land. It's a little closer to downtown than Cypress or Spring, also closer to other areas of interest in Houston such as the Museums and Galleria area, and has zoning and other aesthetic restrictions unlike the other two (which are mostly unincorporated areas with no zoning or signage restrictions outside of the masterplanned communities.)
Because the suburbs around all the Texas cities have massively grown, and the NW side has infinite land. It still feels pretty easy-going up that way. Also Cypress is majority white, clean, safe and far away from Houston proper’s widespread rot. Good value for the dollar for families and retirees.
